Welcome Neighbor Packet Program

These are given to new residents of new-build communities north of the river at time of contract or at closing of their new home. We partner with Manatee County Women's Council of Realtors & Realtor Association of Sarasota & Manatee County and offer this service also to resales in the area if the realtor of choice reaches out to us.

The packet includes: a community specific letter welcoming to that community and to our local area, a hurricane resource guide provided by Manatee County Office of Emergency Services, Directory of all Businesses/Services and any business media & restaurant menus and lastly a QR code to each business's digital listing on our website and a QR code for downloading the PERKS Card

We offer smaller non-profit providers & religious establishments in our local community a listing at no charge for their organization.

The packet program participation for each business is $250 for a 6 mos subscription or $475 for a 12 mos subscription.

If you prefer putting your business-specific media in the packets we need your media by the first week of the month.

The packets are given out to the community sales offices on or around the 15th of each month for hand delivery to each new resident at contract or closing. We additionally send the Directory of Services in digital form to each community, so if contracts and/or closing was done remotely the new residents receive this valuable resource digitally with your business information included in it.

As of 1/1/2025 we supply these Welcome Neighbor packets to 36 New Build Communities and Rental Communities North of the River. We reach approximately 300-350 new residents with these packets/month.

Welcome Neighbor Packet - Extra Exposure Business Options

If you and your business want to be front and center when new residents get their Welcome Neighbor packets you can have business-logo stickers that would be adhered to the front or back of the packets.

In addition to the new residents, I utilize these packages as visuals at all of the networking events I attend (so many eyes see your business!!).

This service is offered in addition to your subscription to the above Welcome Neighbor Packet Program.

The 4x4 top stickers on the front cover are $75/month and the full bottom and the business card slot is $100/month. The back is broken into 6 4x4 quadrants. These are $50 ea/month.

Monthly Ad Program

Each participating business gets one professionally designed ad created by our team and is shared to your desired pages/geographic areas (we follow over 450+ local pages) once each month.

This monthly service is $150 a month and is billed for each 3 month subscription period (ie billed $450 on invoice for the 3 month subscription).

This service keeps you visual & active within the community when they may need your specific service or trade. This ad sharing is NOT to be confused with Facebook ``Sponsored Ads". The FB Sponsored Ads will only appear on a person's FB page if they have already been looking for that type of service/product/topic.

With our sharing, if the person is a member of these FB groups they will automatically see your ad in that group's page and no algorithm is dictated for this to occur.

Promotional Pushes

This service is intended to push and highlight special events, promotions, open houses, happy hours etc.

If YOU provide the media to share on the local FB pages (we follow 450+ local pages) it is two sharings/pushes in one month's time frame on your desired pages/geographic areas and is $150. If WE create the media to share on the local FB pages (we follow 450+ local pages) it is two sharings/pushes in one month's time frame on your desired pages/geographic areas and is $250.

This sharing is NOT to be confused with Facebook ``Sponsored Ads". If you are looking for a longer period for an ad campaign we can look at package/bundle deals on these.

Monthly Trade-Specific Plugging/Tagging Program

We will plug your business daily when your service is requested by the community at large in the local FB pages we follow (we follow over 450+ local pages). We can tag a personal FB page if you so desire to be notified of this plug. M-CAT then pledges to only plug your specific business when referring to your specific trade/service (ie if you are a pest control company, we would only plug your company when the community requests that specific service).

This service is $50/month and is billed in 6 or 12 month subscriptions AND you must also have another service that you subscribe to from M-CAT such as: The Monthly Ad Program or Welcome Neighbor Packet Program.

In-Person Meet & Mingles/Community Days in the Community Events

M-CAT will be coordinating events periodically throughout the calendar year whereby our client-only businesses can meet community residents, existing and new residents to the area or other business owners to help build relationships within the local community. Details and pricing TBA for each event that is offered.

Happy Hour or Breakfast Coffee & Connections

We will coordinate a date and time that would work for you to host an event at your business location for business exposure and relationship building. You would provide refreshments for each event (discussions of these suggestions will commensurate) M-CAT will get the word out and advertise & promote this date & event.

This service is $100 per event.

Promotional Neighborhood SAVINGS/PERKS Card

We will be partnering up and offering each business client the opportunity to run specific promotions, sales etc. The card/app will have a QR code and you could change your offerings as you choose though the portal. This card/app will also be included in the Welcome Neighbor Packets for new residents to sign up and if you are a brick n mortar business location you can have the option to distribute them at your location to existing local residents that patronize your establishment.

In addition, your business would be included in promotional materials to the community for access to these savings cards/app. There will be a nominal fee associated with the residents receiving these cards at some point down the road and the proceeds then will be donated to a local non-profit organization.

This organization will change periodically. At this current juncture any business that signs up for any/all services with M-CAT will be able to use this service at no charge until M-CAT deems that this product is built up and has clear ROI for each of our businesses. You will be contacted by our referral partner shortly after you sign up for services with M-CAT and will be given more information about this product and how to sign your business up.

Special Projects

We often are asked to work on special projects that are business-specific. If you have a need, ask us if we can help you with it. The cost for this TBA.

M-CAT has always maintained a high level of integrity and professionalism in the products that we provide to our small & local businesses we partner with and the costs we pass along to our business family. We noticed a long time back that some new businesses and/or entrepreneurs and even seasoned businesses need vetted resources or services needed to run their own companies.

We have gone through various avenues in which we have shared these vetted resource businesses to our customers new & old.

With feedback that we have received, we are happy and proud to have our business partners more readily available to you and to your businesses. We will continue to give information in the New Client Folders and we now have established a relationship with our business partners (new and old) to have the ability to reach out to each business to establish a relationship with you to see your needs today or in the future.

This benefit is at no charge to any client doing business with M-CAT.
